Deciding to move out of your rental property is an exciting step, but it's important to follow the correct process to ensure your tenancy ends smoothly.

The Renters' Rights Act has introduced significant changes to the private rental sector in England, including changes to how tenants end their tenancies. If you're planning to move, here's what you need to know.

Give Two Months' Written Notice

Under the Renters' Rights Act, most private tenancies are now assured periodic tenancies, also known as rolling tenancies. This means you can choose to end your tenancy at any time, but you'll usually need to give at least two months' written notice.

Providing the correct notice helps avoid delays and ensures your tenancy ends on the agreed date.

How Should I Give Notice?

Your notice should always be given in writing. This can usually be by:

  • Email

  • Letter

  • Text message, where appropriate

Make sure your notice clearly states the date you intend to move out. In most cases, your notice should end on the day your rent is due, or the day before your next rent payment.

You'll also be responsible for paying your rent throughout your notice period unless you and your landlord agree to end the tenancy earlier.

Before You Hand Back the Keys

Before moving out, remember to:

  • Give the correct notice.

  • Continue paying your rent until your tenancy ends.

  • Remove all personal belongings.

  • Leave the property clean and tidy.

  • Return all sets of keys.

  • Provide a forwarding address if requested.
